Our AGM 2024

AGM - 17th September 2024

The Association celebrated another successful year at its recent AGM and there was a strong green theme to this year’s event.

In presenting his annual report Association Chair, Hugh McIntosh highlighted a number of areas where the organisation had delivered strong results over the course of the year. The Association invested a total of £4.5 million in its housing stock in 2023/24 including capital works projects of nearly £2 million. This included work to make homes more energy efficient including replacement of windows in 43 homes, replacement of 74 flat entrance doors and the installation of 188 replacement gas boilers. All tenants were now able to take advantage of a modern, highly energy efficient boiler.

CEO, Tony Teasdale, commented: “At the heart of our business plan is maximising the amount of investment we can deliver to keep tenants’ homes up to modern standards. It’s crucial that we spend this money as well as possible.

“Energy costs are a major concern for our tenants. Improving the energy efficiency of our homes will continue to be one of the main challenges facing this and other social landlords in the years ahead as we try to reduce tenant’s fuel bills and cut carbon emissions so that we play a meaningful role in the journey to net zero.”

During the year the Association carried out a “retro-fit” feasibility study in an area of sandstone tenements, in partnership with the City Council. It had unfortunately highlighted the very major investment, and external funding support, that would be required to bring such homes up to net zero standard but valuable lessons had been learned. The Association had also carried out fresh stock condition assessments on 25% of its homes during the year as it prepares to deliver the £16M investment programme scheduled for the next five years.

During the year, the Association also:

  • Surveyed tenants about their energy use with lots of useful feedback gathered.
  • Launched a new energy advice service , in partnership with Tollcross HA.
  • Signed up as an “Adopter” of the Sustainability Reporting Standard (SRS).

Guest speakers at the AGM were Emma Plant of Glasgow University and Margot Devaney of Shettleston Community Growing Project who gave very well-received presentations on how both the Association and local residents can take action to promote nature and bio-diversity in the area.

Members and other tenants were invited to an open event before the AGM at which a team of energy advisers from the WISE group were on hand. There was also an opportunity to talk to representatives from the Growing Project, the Friends of Tollcross Park and the Association’s own Upkeep team which provides all environmental caretaking and greenspace management for the Association.

The external auditor reported back to the members on the Association’s 2023/24 annual accounts and gave the Association’s finances and finance processes a clean bill of health.

The following members were newly elected to the Board: Marian Hassan; Tracey Kernahan and Irene McGinnes. (Marian and Tracey are SHA tenants and Irene is a factored owner and a former tenant).

Grace Barbour, Brian Barclay and Gillian Johnston were re-elected to the Board for a further term. The other continuing elected Board Members are: Elizabeth Battersby, Hugh McIntosh, Maureen Mulgrew, Janice Saunders and Eddie Robertson.

The long service awards were announced for three Association members who have served for more than 40 years: William Bourke, Mima Pryce and Betty Finnen. Our Chair Hugh stressed the vital importance to the Association of having a healthy membership and commended Rosemary Cairns (housing officer) for the number of new members she has signed up.

The garden competition winners were also announced with winners as follows:

  • Individual Garden Winner: 540 Old Shettleston Road;
  • Individual Garden Runner up: 52 Castlelaw Gardens and
  • Shared Spaces Winner: 885 Shettleston Road.
